Situations that Qualify for our Services
Stabilized/Proforma NOI less than a 6% debt yield for Retail or Office Properties in Secondary or Tertiary markets for Office and Retail Properties (ie: substantial decrease in net effective rent)
Use obsolescence due to technological advances, population declines, and/or average income declines
Other situations outside of the Sponsor's control
